Staging is basically decorating a home so that its special features can be highlighted. Staging can be very tricky because everyone has a personal sense of style on decorating a home. And the last thing that you want is your potential buyer to feel like it’s not their style of home because of how it’s decorated. When you are selling a home whether yours or you are just a real estate agent you want the buyer to feel at home in that particular house you want to picture themselves living in that house. This can be hard to achieve because everyone's sense of home is different. Here are a few tips to help you stage a house successfully:
1. Make the House Less Personal
You want every potential buyer to feel at home when in that house. So you need to depersonalize the house. But remember it still needs to feel nice and homely.to make the house less personal you need to leave it as blank as possible. Start by putting away photos and framed portraits of yourself and family. Also remove anything that may seem religious such as bibles,quran,buddha statues, rosaries crosses everything that may seem slightly religious because not all buyers may have the same belief as yours. Also focus more on the appearance of the house and not to showcase your interior decor style.
2. Clean the House Thoroughly
Make sure your house is sparkling clean. Clean every corner of the house thoroughly. Dust every inch of the house even the attic should be as clean as possible.do a deep cleaning in every room. Clean even the bedding of every room, steam the rugs and polish the floor. A clean home usually seems like it is well maintained.
Also while cleaning ensure that you put away all the clutter. A cluttered house may appear to be smaller because too many things take away the space. You don't need to take away everything but you do not want you kids’ things all over the place especially when you are showing the house. 3. Repair and Maintenance
Now is the time to fix the flickering bulb. When you want to sell your home you need to make sure it looks its best. You even do a little touch ups on the paint. Fix all the leaky taps. Basically show your house some love. On the floors fix the broken tile. A well maintained home will sell faster and will obviously give you a better price.
4. Use subtle colors
It is very tempting to put a little part of you in the house, after all the house is yours. It’s definitely tempting to put bright colors in the house but resist. Subtle neutral colors are more ideal for staging and use whites, off whites and greys to decorate the house. Bright bold colors can be very intimidating to buyers. Most people use color to express their personalities. It’s important to leave the house blank so that the buyer can style the way they deem fit.
5. Brighten up the rooms
Dark rooms always seem tidy and not so impressive. Try to let in as much light as possible. Especially natural light. Open up the blinds and all windows and let in the natural light flow freely. Get rid of everything that obstructs natural light, move the furniture away from the windows to allow as much light as possible. For the rooms that do not necessarily have natural light you can add LED lights to make it look bright and nice. While adding light stay away from flickering lights and colorful lights they tend to really personalize the house too much.
6. Furniture
Get a good few statement furniture pieces if you do not already own one. Get a good dining table and decorate it nicely without overdoing it. You can get a good deal on nice dining tables wholesale prices especially in stores where they run offers or in wholesale shops you don't even need to spend a fortune. If you don’t want to spend money on new furniture you can work with what you have. Rearrange your furniture in a way that creates space for your potential buyers freely. Arrange your furniture aware that the potential buyer can visualize their furniture in the house. When staging it is the perfect time to fix and repair furniture and if it is not possible get rid of all furniture with problems even if it’s not permanent do it at least for staging purposes.
