Following growing global trends of ensuring optimal comfort in building development, the developers of Cape Town’s The Onyx have ensured that appropriate thermal and acoustic elements were integrated into the construction of what many call the perfect blend of a hotel and residential offering.
Situated in historic Heerengracht, The Onyx is the epitome of sophistication and style located in the cultural heart of Cape Town. Its bold external features and sophisticated finishes give the newly repurposed iconic Nedbank Building a contemporary bold, striking and luxurious look.
The Onyx comprises of 260 rooms, ranging from 35m2 apartments and hotel rooms to 400m2 plus penthouses. The development, started in September 2017 by boutique developer, Signatura, and Nedbank CIB, raises the standard of design excellence and service to international standards.
The beautiful space was designed by Robert Silke Architects, supported by Kahts and Sparks Quantity Surveyors, main contractor JW Hugo Construction and with ceilings and partitions installed by Scheltema Ceilwall JV.
Part of design excellence is ensuring that the building not only looks the part but feels good as well, in terms of acoustic and thermal comfort, elements which are fast growing in popularity as developers appreciate their importance. JW Hugo Construction enlisted the services and skillset of the Saint-Gobain Gyproc team to ensure guest comfort in every aspect of the hotel.
Janet Thompson, Saint-Gobain’s regional specifications manager said: “We are very proud to have been part of the upscaling of such an important landmark. The pressure was on to come up with solutions that fitted the needs of the client as well as ensuring the best possible guest experience once the building was finished. It was of paramount importance to adhere to the strict timing deadlines.”
This project required a fast track, clean and lightweight solution, which is why the team specified the use of drywall systems and ceilings. Scheltema Ceilwall JV ceiling and partitions ensured that the 222 rooms were installed with high volume Saint-Gobain Gyproc ceilings and modern bulkheads, which complimented Gyproc/Isover’s intelligent lightweight walling. With each product underpinned by superior aesthetics, acoustics, thermal, and fire properties, the building will provide a comfortable space for residents and guests to enjoy their time.
To meet fire, thermal and sound requirements, Gyproc Moisture Resistant board and Gyproc Fire Resistant board were specified. Bespoke systems were created in the wet areas and the standard Saint-Gobain details and specifications were developed in conjunction with the designers and engineers.
By making use of drywall solutions the building was completed three months prior to the expected completion date, providing significant time-benefits from a construction perspective, thus allowing occupants to move in earlier.
